To receive a detailed quote, the following information is required.
A written description of the following items:
Desired loan amount
Desired loan term
Desired amortization
Purpose of the loan
Estimated property value
A brief description of the property, include the year of construction, description of capital improvements and/or renovations, approximate size of property and condition of property.
Description of principals and borrower requesting loan and real estate schedule showing ownership percentage. All principals must provide current personal financial statement.
Income producing properties:
A current rent roll indicating tenant name, unit occupied, and monthly amount.
Last three years operating statements with trailing 12 in monthly format, with most recent available month.
Note: capital expenses should be separated from usual operating expenses.
Subject property photographs of the interior and exterior.
Copy of an appraisal (if available)
Hotels:
A brief description of the property, include year built.
Operating statements for 3 years including occupancy and average daily rates (if operating for more than 3 years)
Note:
If the hotel has been opened for two years or less, will need monthly operating statements for every month since opened, including occupancy and average daily rates.
